Three things make this market behave differently from anywhere else within reach of Mumbai. Plan around those three and Alibaug is excellent. Ignore them and you get a house that runs on someone else's rules, a beach that is not where the photographs put it, and a travel plan that does not work in July.

The practical implication: confirm inclusions property by property rather than assuming a category standard. Ask specifically whether cook services are included or charged, whether ingredients are bought by the property or by you, how many housekeeping visits are included, and whether any rooms are locked off for owner storage. All four vary here and all four are reasonable to ask.
Also ask what the inventory and deposit process looks like, since second home owners are more likely to itemise. That is fair, and knowing about it in advance turns check out into a two minute formality rather than a dispute.

The tide table is a planning tool, not trivia
This is the point that changes an Alibaug trip most, and almost no listing mentions it. The beaches here are tidal and the shoreline moves substantially between high and low water.

Two practical moves. First, check a tide table for your dates before you finalise the plan, then schedule your beach hours and your sunset photographs around high water. Second, understand that Alibaug beaches are generally not clear water swimming beaches in the way people picture. The sand is darker and the water is silty in several stretches. Kashid, further south, is the most consistently attractive swimming beach in the region. If clear water is central to the trip, plan a day trip to Kashid rather than expecting it outside your villa gate.

The seasonal point deserves emphasis because it catches people out. Ferry services across this stretch generally pause during the monsoon months due to sea conditions, resuming afterwards. If your booking falls between June and September, build the plan around the road route from the start, and treat any ferry availability as a bonus rather than the basis of your schedule. Also worth noting: a ferry arrival means you land without a car, so confirm local transport at the Mandwa end before you travel, particularly for late arrivals.

Alibaug carries the highest rate ceiling of any market in this region, because the top of the market competes with luxury hotels rather than with other villas. That also means the gap between the entry band and the premium band is wider here than anywhere else, so a clear budget stated at enquiry stage saves a lot of time on both sides.

Monsoon here is a genuinely different proposition from monsoon in the ghats. The landscape is beautiful, rates are at their lowest, and it suits a quiet indoor weekend with a covered veranda. It does not suit a beach plan, and swimming in the sea during monsoon should be off the table entirely.

Question 7 is worth asking directly. Several properties describe themselves as a short walk from the beach where the walk crosses land the property does not control, which occasionally becomes an access issue.
Rules and safety
Coastal regulation. Beach adjacent land here falls within coastal regulation areas, and permitted construction and activity are controlled. For a stay this rarely matters, but for an event with structures or decor on the sand, ask the venue what it is actually permitted to set up.
Alcohol. Maharashtra requires a permit for liquor consumption, available as a one day or annual permit through authorised channels. Confirm the property's policy and who carries responsibility.
Amplified sound. The Noise Pollution (Regulation and Control) Rules, 2000, prohibit loudspeaker use between 10 pm and 6 am, with limited relaxation on notified days.
Sea safety. Currents along this coastline are unpredictable and many stretches have no lifeguard presence. Do not swim during monsoon, keep children within arm's reach near the water, avoid combining alcohol with sea activity, and follow local advice on where entry is safe.
