River touch: what it actually means
River touch is the headline feature of the Karjat market and the least understood term in it. It means the property boundary reaches a river, stream or seasonal tributary, commonly along the Ulhas and Pej systems and their feeder streams.

Ask two direct questions. What is the flow like in the month I am booking, and how far is the water from the house boundary. A property marketed on river touch in October may present a dry stream bed in May, and the photographs will almost always have been shot in September.
Safety, plainly stated. Streams and waterfalls in this region can rise fast during heavy rain, including from rainfall upstream when it is not raining where you are standing. Every monsoon brings incidents at waterfalls and river crossings across the Western Ghats. Practical rules: do not enter fast moving water, keep children away from the bank without an adult at arm's length, avoid crossing streams during or after heavy rain, do not combine alcohol with water activity, and follow the caretaker's guidance, since local staff read the water far better than visitors do. Ask the property what its monsoon safety instructions are. A serious operator will have an answer ready.

Two location realities worth planning around. Valley pockets have patchy mobile coverage, and the operator that works well at your property may not be the one your group uses, so share the caretaker's number with everyone before you leave. Second, last mile roads in several belts are unpaved and become difficult after sustained rain. The train option genuinely matters here and is rarely mentioned. Karjat is a Central Line station, so groups without cars can reach it cheaply and predictably, avoiding the worst of the weekend road traffic. Question 10 is worth settling in writing. Heavy rainfall occasionally makes approach roads impassable, and knowing in advance whether that results in a refund, a credit or nothing at all avoids an argument on a bad day.
Rules and permissions
Alcohol. Maharashtra requires a permit for liquor consumption, available as a one day or annual permit through authorised channels. Ask the property what its policy is and who is responsible for compliance.
Amplified sound. The Noise Pollution (Regulation and Control) Rules, 2000, prohibit loudspeaker use between 10 pm and 6 am, with limited relaxation on notified days. Karjat properties often sit close to villages, so this is enforced in practice, not just on paper.
