  4. Request a live video walkthrough, not a reel. Ask for the kitchen, the bathrooms, the pool edge and the approach road. Marketing photo sets in this market are frequently older than the property's current condition.

  5. Compare quotes itemised, not on headline rate. Two quotes for the same villa can differ entirely on whether meals, cleaning and extra guests are inside or outside the number.

  6. Confirm the total occupancy in writing. Included count and hard maximum are different numbers, and the second one is what matters on arrival night.

  7. Read the deposit and cancellation terms before transferring. Ask what the refund timeline is in days and whether a date shift is treated differently from a cancellation.

Water supply. Several properties on the ridge and in the Tungarli belt run on tanker supply rather than piped connection. In April and May, ask when the pool was last filled and whether tanker backup is arranged for your dates.

Pool heating. Lonavala nights in December and January are genuinely cold at elevation. An unheated pool in that window will not be used. Ask whether heating is available and how it is charged.

Fog and the ghat approach. Visibility on the ghat sections drops sharply during heavy monsoon. Plan daylight arrivals in July and August rather than a late night drive.
