Two practical points that decide these bookings. First, access to Madh is either the long road route through Malad and Marve or the short Versova ferry, and the ferry runs on limited hours, so groups arriving after dark should plan the road route. Second, in city bungalows sit close to residential neighbours, so amplified music restrictions are enforced far more actively here than at a property in open country. Two Mumbai specific options are worth building into the plan. The passenger ferry to Mandwa takes roughly an hour and removes road traffic from the equation entirely for anyone heading to the Alibaug side, with a short local transfer at the other end. And the Atal Setu sea link between Sewri and Chirle has meaningfully shortened the road route to the Raigad side for anyone starting in South or Central Mumbai, compared with the older approach through Vashi and Panvel. If your group is splitting across both South Mumbai and the western suburbs, these two options often make sense for different halves of the same booking.
For the western suburbs, the Ghodbunder and Thane exits usually beat the Sion Panvel route to the Karjat, Igatpuri and Palghar directions. Check on the day rather than assuming, since the fastest route out of Mumbai changes with ongoing infrastructure work.

Coastal and regulatory checks
Coastal Regulation Zone. Beach adjacent properties at Madh, Erangal, Gorai, Uttan, Dahanu and along the Alibaug coast fall within coastal regulation areas where construction and certain activities are controlled. For a stay this rarely affects you, but for an event involving structures, stages or decor on the beach itself, ask the venue directly what it is permitted to set up. Do not assume that beach frontage means beach usage rights.
Amplified sound. The Noise Pollution (Regulation and Control) Rules, 2000, prohibit loudspeaker use between 10 pm and 6 am, with limited relaxation on notified days. Enforcement around Mumbai is comparatively active, and in city bungalow pockets sit close to residential areas. Plan the music to close by 10 pm.
Alcohol. Maharashtra requires a permit for liquor consumption, available as a one day or annual permit through authorised channels. Confirm the property's policy and who carries responsibility for compliance.
Shoots. Madh, Gorai and Aarey have a long production history and most properties price commercial shoots separately from stays. Declare a shoot at enquiry stage rather than on arrival.
Sea safety. Currents along this coastline are unpredictable and several beaches have no lifeguard presence. Ask the property what its guidance is, and treat swimming during monsoon as off the table.
